It changes four things. The county exempts a repair of two squares or less where Lakewood exempts 100 square feet. The county allows no overlay at all and requires a complete tear-off. The county sends an inspector out to see the roof between 10 and 25 percent finished, while Lakewood closes the permit on uploaded photographs.
And the county requires a roofing license resting on a passed ICC examination, which a Lakewood class 5h registration does not satisfy. Jefferson County publishes an address lookup, and it is the first thing we check.
What does a roof permit actually cost in Lakewood?
Inside the city it is a flat $110 for a single-family re-roof no matter how large the roof is. Cross onto unincorporated county ground and the fee is calculated from the value of the work instead, so a $20,000 roof carries several times that figure. It goes on our proposal as its own line either way. A repair under 100 square feet inside the city needs no permit at all, and we will tell you when yours falls under that.
Is a Class 4 impact shingle worth the money here, or is it an upsell?
Our answer starts somewhere other than the shingle. An impact rating covers the shingle and nothing else up there: ridge and turtle vents, flue caps, skylight domes, gutters and an evaporative cooler housing all bruise long before a laminate does, and upgrading that hardware costs a small share of the shingle premium.
Price the carrier discount as well, because it varies by company and does not always cover the difference. But a Class 4 field over stamped aluminum vent caps is a half-finished idea.
Why does ice pile up along the back edge of my roof and nowhere else?
Because that slope never gets the sun. The north side holds its snow for days after the south side has dried, heat escaping the house melts it from underneath, and the water refreezes when it reaches the cold overhang. It is an attic problem wearing a roof costume.
We look for thin insulation over the top plate, a bath fan dumping into the attic and blocked soffit intake before anything else, then price an ice barrier at those eaves. Heat cable treats the symptom and we will say so.
We get wind on this side of the metro that nothing east of here gets. What actually comes off?
The perimeter, nearly every time. Ridge cap leaves first because it is the most exposed course on the roof and it is frequently a generic cap rather than the matched one, then the rake edge, then whatever the last crew face-nailed instead of weaving in. Field shingles out in the middle of a slope rarely go anywhere. After a loud night, stand in the street and look along your ridgeline before you telephone anybody, including us.
Three companies knocked on my door after the last storm. How do I tell who is genuinely from here?
Look them up rather than asking them. Lakewood publishes its registered contractors in the eTRAKiT portal, so you can verify a class 5h registration yourself in about two minutes, and if the address turns out to be county ground you can check the Jefferson County license the same way.
Then ask for photographs of your own field shingles rather than a stock deck of somebody else's hail. A replacement quoted before anyone was on the roof is a sales call, not an inspection.
